Senior Project Manager

JOB PURPOSE
As a Senior Project Manager, you will be the primary lead for our expansion in Japan. You will take full ownership of new store/facility projects from the initial planning stages (site assessment) through design and construction, concluding with the successful "grand opening." This role requires a high degree of autonomy and the ability to bridge communication between local contractors and our global leadership.
RESPONSIBILITIES
- End-to-End Project Ownership: Manage the full project lifecycle: initial feasibility, vendor selection in coordination with the Director , construction oversight, and final handover.
- Budget & Timeline Management: Establish and adhere to strict CAPEX budgets and project milestones. Ensure every shop opens on schedule without cost overruns.
- Stakeholder Management: Act as the central hub between internal departments (Operations, Marketing, IT), external vendors (Architects, GCs), and landlords/developers.
- Quality & Brand Compliance: Ensure all builds meet global brand standards while complying with Japanese building codes and safety regulations.
- Reporting: Provide regular bilingual progress reports to executive leadership, highlighting risks and mitigation strategies.
KNOWLEDGE AND SKILLS
Experience: Minimum 7–10 years of experience in Project Management, specifically within retail expansion, hospitality, or commercial interior fit-outs.
Languages: Native-level Japanese and Fluent/Business English (Must be comfortable negotiating with local vendors and presenting to global stakeholders).
Independence: Proven track record of delivering projects "from scratch" with minimal supervision. Must be a self-starter who thrives in a fast-paced environment.
Technical Proficiency: Strong grasp of Japanese construction processes, permitting, and vendor landscape.
Travel frequency, and budget management experience.

Certifications: PMP or 1st Class Architect license (Japan).
Software: Proficiency in AutoCAD, MS Project, or similar PM tools.
